Al BarshaCity: Dubai
Al Barsha is largely a villa community that is popular with the locals as well as expats. There is non foreign ownership in this area which gives the community a more traditional feel. The apartments are found in low to mid rise blocks in the vicinity of the Mall of the Emirates.
Prices in this area are considerably cheaper than other newly built Dubai areas. This is largely due to there being a lack of onsite communal facilities, parks and recreation areas.
The area is, in its greenery, a bit barren compared to the more mature areas such as the Springs or Meadows in Emirate Hills.
Roadworks and diversions are the way of life here as many new, large, custom built villas and offices are being completed.
Apartments
Apartments are of good quality as they are newly built. They are more of the executive type flats and not necessarily luxurious. Nearly all the buildings tend to have the usual extras such as gyms and swimming pools. In all, good quality accommodation with no real community extras. Proximity to the mall and the location between the Marina and Business Bay is advantageous for getting to either end of Dubai.
Villas
Al Barsha is known for its large number of newly built villas. They tend to be large villas, normally 4+ bedrooms with garden. Some of the houses are stunning. The rental rates of the villas make it very good value when compared to Emirate Hills and the Palm Jumierah.
The downside in living in the villa community is that the community is not finished and has very few facilities and recreation areas outside the villa.
Also, as this area is popular with the locals, there are many mosques in the area. This means that prayers can be heard from the many mosques several times a day.
